Painters in Bondi
Bondi is the most exposed part of our coverage: salt straight off the water, full UV, and wind that decides whether a day's exterior work is even sensible. It is also mostly flats, which makes a lot of exterior work a strata question first.

Exterior Painting
A Bondi exterior is a salt-and-UV job before it is anything else. The wash-down before coating matters as much as the system, because a good coating over a salted surface fails early for reasons that have nothing to do with the paint.
Heritage & Restoration
The interwar blocks here have banded parapets, curved balcony fronts and original steel windows that a heavy modern coat simply buries. Keeping the Deco lines legible is most of the skill on this stock.
Interior Painting
Flat interiors in a salt environment carry more moisture than an inland equivalent — bathrooms, kitchens and the wall behind a balcony door especially. Ventilation and the right system in the wet areas are worth more here than an extra coat everywhere else.
What working in Bondi actually involves
- Windborne sand is a separate problem from salt on the streets nearest the beach. It abrades a coating low down on an exposed elevation, which is why the bottom metre of a wall here can look years older than everything above it.
- The afternoon north-easterly comes in off the water for most of the summer. Exposed elevations get scheduled for the morning because of it, and the sheltered side of a building picks up the back half of the day.
- Balcony soffits and balustrades take spray from underneath and behind, which is why they go first. Quoting a Bondi exterior off the wall faces alone reliably understates the job.
- Full afternoon UV on a west elevation will fade a strong colour here faster than the same colour inland. It is worth knowing that before choosing a deep tone, not after.
Common questions in Bondi
Does being this close to the water mean I need a special paint?
The system matters, but less than the question implies, and it is the second decision rather than the first. Exterior products differ in how they hold up to UV and to a salt-laden atmosphere, and on an exposed Bondi elevation that difference is worth having. What no product does is bond to a contaminated surface — a premium coating over unwashed salt fails early and looks exactly like a paint fault. So the honest order is: wash it properly, prepare it properly, then choose the system for the exposure.
Why does the balcony always need doing before the walls?
Because it is taking the weather from more directions. A balcony soffit gets spray from underneath, the balustrade gets it from both faces, and neither of them ever dries out the way a sunlit wall does. On most Bondi buildings the balconies are due well before the main elevations, and doing just those is a legitimate smaller job rather than a stepping stone to a full repaint.
Will a dark colour hold up on a west-facing wall here?
Less well than the same colour would a few kilometres inland, and that is worth deciding with open eyes. Full afternoon sun plus reflected light off the water is a hard combination for a deep tone, and fade shows up first on the elevation you look at from the street.
