What working in the eastern and coastal suburbs actually involves

  • Salt-laden air is the defining variable. It settles on every surface facing the water and shortens the life of any coating that wasn't specified with that exposure in mind.
  • Sheltered and exposed elevations on the same house age at different rates, so a coastal repaint is rarely a uniform job — the weather side is often ready well before the rest.
  • UV on a north- and east-facing façade fades and chalks paint faster than the same colour on a sheltered wall two suburbs inland — which is why exposure, not just substrate, drives the system we recommend.
  • Exterior and balcony work on a strata block is usually common property, so it goes through the owners corporation rather than a single owner, and the scheme gets agreed before anyone starts.
  • Wind off the water decides whether a day's exterior work is safe and whether a finish lays down cleanly, so coastal jobs get scheduled around the forecast rather than in spite of it.

Common questions in the eastern and coastal suburbs

How often does a coastal exterior need repainting?

It depends on exposure more than anything else. A façade taking salt spray and full afternoon sun will ask for it sooner than a sheltered rear wall on the same house, and the substrate and the existing system matter too. We won't put a number on your place without looking at it — but we will tell you honestly what we see and roughly what you're looking at.

Does salt air really change which paint you'd use?

Yes, and it changes the preparation more. Coastal exteriors want systems chosen for that exposure, and they want the salt washed off properly first — otherwise a good coating gets applied over a contaminated surface and fails early for reasons that have nothing to do with the paint. We pick the system to suit the substrate and how exposed the wall actually is.

Do I need strata approval to repaint my balcony or exterior?

Usually. On a strata block the exterior walls and balcony structure are typically common property, so the owners corporation makes that call rather than an individual owner, and by-laws vary between buildings. Interior work inside your own lot is generally a different matter. Check your by-laws or ask your strata manager — we're happy to quote work that's subject to approval coming through.

What happens if the wind or rain comes in mid-job?

Wind is the one people underestimate. Coming off the water it carries salt and grit straight onto a wet coat, and it makes ladder work on an exposed elevation unsafe well before it feels dramatic from inside. So the exposed sides get sequenced for the calmer part of the day or the week, and sheltered elevations and interior work fill the rest. We'd rather move you around the house than hand back a gritty finish.
